What makes land work for a data center

Two farms in the same Illinois county can be entirely different propositions for this, and the difference is almost never the productivity index. These are the things that decide it, and they matter more here now than they did before the pause.

  1. Electric power

    Transmission within reach, which in Illinois now carries more weight than anywhere else in this network. Without a state exemption filling part of the gap, a site has to be genuinely good rather than merely acceptable. High voltage lines on or beside the ground, or a nearby substation, are the test.

  2. Acreage and shape

    Which grid region you sit in. Northern Illinois is inside PJM and central and southern Illinois is inside MISO. They have different interconnection processes, different queues, and different timescales, and advice about one does not transfer to the other.

  3. Water

    A contiguous block. Ground that holds together beats the same acreage split by a road, a ditch, or a neighbour's field in the middle of it.

  4. Fiber and connectivity

    Land that drains. Illinois has a great deal of extremely productive ground that is productive precisely because it is tiled, and how that tile performs in a wet spring decides how much of a place is buildable.

  5. Road access

    Access heavy equipment can use, and a county board that has considered industrial development. Some Illinois counties have done this repeatedly. Others will be deciding their position for the first time, with the state's own pause in the background of that conversation.

Nothing satisfies all of that and nothing needs to. What we are working out is whether the gaps can be closed, and that judgement is about your ground rather than about Illinois.
